PROSPECT REIT Declares Dividend of 0.2150 Baht for Q2/67, Strong Performance Signals Continued Growth in Warehouse and Factory Expansion
Prospect REIT Management Co., Ltd., the manager of the Prospect Logistics and Industrial Real Estate Investment Trust, or “PROSPECT REIT,” has reported its financial results for Q2/2567, showing total revenue of 150.21 million Baht, an increase of 4.10% (yoy), pushing operational profit to 83.44 million Baht, up 1.87% (yoy). This reaffirms the quality of the assets across all four projects, generating continuous income. The potential and benefits of the Free Zone area in Bangna-Trad are key drivers of demand for warehouse and factory rentals, particularly in the food and beverage and automotive parts industries, supported by a recovery in domestic consumption and exports, maintaining an occupancy rate across all projects at a high of 97.28%.

Additionally, the company's board of directors has approved a dividend payment of 0.2150 Baht per trust unit, scheduled for distribution to unit holders on September 16, 2567, with an XD (ex-dividend) date set for August 30, 2567.

Ms. Oranong Chaitong, Chief Executive Officer of Prospect REIT Management Co., Ltd., as the trust manager, stated, “The performance in the first six months of 2567 has been strong with growing revenue and profits. The additional investments made last year in the BFTZ 2 Theparak and BFTZ 3 Bangna-Trad Km. 19 projects are fully leased at 100%. This is due to the potential benefits of the Free Zone area and its strategic location in the industrial hotspot of Bangna-Trad. Furthermore, most tenants across all projects managed by PROSPECT REIT are from leading industries that are stable and align with growth trends. The management's ability to consider various factors, including the size of leased areas and tenant nationality, ensures that no single tenant in the top 10 occupies more than 10% of the total leased area, helping to diversify investment risk for sustainable growth.”
For the second half of the year, PROSPECT REIT aims for continued growth. It has recently announced the date for the first unit holder meeting of 2567 in September to seek approval for a second capital increase and a third investment in additional assets, which will include land and buildings within existing projects: BFTZ 1 Bangna-Trad Km. 23, BFTZ 2 Theparak, and BFTZ 3 Bangna-Trad Km. 19, totaling 221,678 square meters. This will expand the leased area managed by PROSPECT REIT to over 500,000 square meters and drive the total asset value towards the target of approximately 5.4 billion Baht.

Foreign direct investment (FDI) reached 325.736 billion Baht, or 71% of total investment value, up 16%, reflecting Thailand's strong fundamentals for establishing production bases. In terms of investment, attention must be paid to the declining interest rates, which present good opportunities for investing in REITs that provide consistent long-term returns.
